Welcome to Portland Resort Hotel ("the Resort", "we", "us", or "our"). By accessing or using our website (portlandresorthotel.com), making room reservations, purchasing dining or lounge vouchers, or staying on our premises at Cedarwood Estate, off SARS Road, Port Harcourt, Rivers State, Nigeria, you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, please refrain from using our services. These Terms govern your use of our digital platforms and physical facilities. Supplemental terms or policy documents (such as our Privacy Policy, Refund & Cancellation Policy, and House Rules) apply to specific amenities and are incorporated herein by reference.

2.1 Eligibility: Guests booking accommodations must be at least 18 years of age and possess the legal authority to enter into binding contracts. 2.2 Identity Verification: Upon check-in at the Front Desk, all guests and accompanying occupants must present valid government-issued photo identification (National ID, International Passport, Voter’s Card, or Driver’s License). 2.3 Booking Accuracy: You are responsible for ensuring that all details provided during online or phone reservations (dates, guest count, room type, special requests) are accurate. Portland Resort Hotel reserves the right to decline or modify bookings made with fraudulent, incorrect, or duplicate information.

3.1 Standard Timings: - Standard Check-Out Time: 12:00 PM (12:00 WAT noon). - 1-Hour Deep Cleaning Window: 12:00 PM to 1:00 PM (dedicated suite sanitization & housekeeping window). - Standard Check-In Time: 1:00 PM (13:00 WAT). 3.2 Late Check-Out Policy & Admin Tiers (/policies): - 12:00 PM – 12:30 PM: 30-Minute Grace Period (free buffer). - 12:30 PM – 2:00 PM: Hourly Late Check-Out Fee (₦5,000/hr buffer rate). - 2:00 PM – 5:00 PM: Half-Day Tariff (50% of room rate). - Past 5:00 PM (17:00 WAT): Full 1-Night Room Tariff (auto-renewed). 3.3 Key Card Security: Guest room key cards are issued exclusively to registered occupants. Lost key cards must be reported immediately to Reception and incur a replacement fee of ₦5,000.

4.1 Currency & Taxes: All room rates, dining menus, spa packages, and service prices are quoted in Nigerian Naira (NGN ₦) and are subject to applicable Value Added Tax (VAT) and state consumption levies. 4.2 Payment Options & Channels: - Online Payment: 100% secure instant credit/debit card payment (Mastercard, Visa, Verve) via Paystack. - Direct Bank Transfer: Bank transfer to Portland Resort Hotel corporate account with immediate receipt upload/verification. - POS Terminal: On-site card payment at Front Desk check-in. 4.3 Incidentals & Caution Deposit: A caution deposit or card pre-authorization may be required upon check-in to cover incidental room charges, minibar consumption, or damages.

5.1 Gated Community Standards: Portland Resort Hotel is situated inside the private, gated Cedarwood Estate. All visiting vehicles and guests must adhere to estate security protocol at the SARS Road main gate. 5.2 Gate Logins & Digital Access Passes: Guests arriving by private vehicle or ride-hailing services (Uber/Bolt) must state their destination ("Portland Resort Hotel") and present their digital booking QR code or reservation confirmation to security personnel. 5.3 Speed Limits & Parking: Driving speed within the estate is strictly capped at 20 km/h. Designated resort parking is provided for guests; parking in front of private residential gates is strictly prohibited.

6.1 Resort Etiquette: Guests are expected to conduct themselves with civility and respect toward fellow guests, staff, and estate residents. Loud music, disruptive behavior, or harassment will result in immediate eviction without refund. 6.2 Quiet Hours: Quiet hours are enforced across all suite wings and corridors between 10:00 PM and 7:00 AM. 6.3 Visitor Access: Non-registered visitors are permitted in public areas (Lobby, Munachim Rooftop Lounge, Restaurant) until 10:00 PM. Visitors entering guest suites after 10:00 PM must register at Front Desk and present valid identification.

7.1 Damage Assessment: Guests are responsible for any physical damage to suite furniture, electronics, linens, wall decor, or resort fixtures caused by intent or negligence during their stay. Repair or replacement costs will be billed directly to the guest's account. 7.2 Personal Belongings: Safe deposit boxes are available in executive suites. Portland Resort Hotel is not liable for loss, theft, or damage to cash, jewelry, electronics, or personal valuables left unattended in public areas or un-locked suites.

8.1 Personal Photography: Non-commercial photography and video recording for personal memory or social media are welcomed across our resort gardens, pool, and rooftop lounge. 8.2 Commercial Filming: Commercial photo shoots, music video productions, brand campaigns, or drone filming require prior written license and permit from Portland Resort Hotel Management. Unapproved drone operations over the resort or Cedarwood Estate are prohibited.

Portland Resort Hotel shall not be held liable for failure or delay in fulfilling obligations due to acts of God, extreme weather events, civil disturbances, power grid failures outside generator capacity, municipal water supply outages, or government actions beyond reasonable control.

These Terms are governed by and construed in accordance with the laws of Rivers State and the Federal Republic of Nigeria. Any legal disputes arising under these Terms shall be subject to the exclusive jurisdiction of the state and federal courts sitting in Port Harcourt, Rivers State.
